Revised Pub Plans Published

As anticipated, a new planning application with a slightly scaled down extension to an historic Ruddington public house has been submitted to Rushcliffe Borough Council (RBC).

It’s after original plans revealed in July, to substantially expand The Frame Breakers at the corner of High Street and Kirk Lane, received a negative reaction from some villagers and Ruddington Parish Council and so were withdrawn even before being put in front of the authority’s planning committee for consideration.

Originally a three storey side extension with two storey side and rear extension to the existing building was proposed. Whilst many commentators on RBC’s planning portal and Ruddington social media during the consultation period did not object in principle to the idea of adding a new dining area, covered outdoor seating and offering overnight accommodation at the inn, the size and design of the planned new buildings (as shown below) proved unpopular.

Frame Breakers’ licensee, John Noble, tells RUDDINGTON.info: “The application was pulled to address and iron out the comments made on the original application. It has now been reduced in size and will be a two storey extension, and the flat roof had been replaced with a pitch. The brickwork has also altered to be more in keeping with the area. There will also be a lot of internal changes to the current building on the two floors above.”

The revised extension, once again drawn up by Welham Architects (top image), would still include a new ground floor dining room and outdoor seating area along Kirk Lane but retain more of the existing front wall and greenery than on the original plans. Four one-bedroomed self catering units would be created on the new first floor and four further standard bedrooms on the second floor of the existing building.

If planning approval is given, John says: “There isn’t any set timescale as of yet. However, the business would continue to open as usual, with as minimal disruption as possible, because the ground floor will remain the same as is.”

After comments have closed, Rushcliffe Borough Council is set to make a decision on whether or not to grant this application [Ref: 23/01982/FUL] before Christmas.
